A: This is a question that is asked quite frenquently. A short is a sale of a property for less than what is owed on the mortgage. This is a very simple answer to a complex process.

A: Anyone can short sale a property, however there are many factors to consider when dealing with a short sale. You may want to consider a short sale when you are facing financial difficulties, divorce, job transfer, or numerous other reasons. It is important to remember that some canidates for a short sale may be required to pay some of the loan principle back after the sale of the property. We work with your lender during the short sale process to minimize the amount you owe.
Q: How much does a short sale cost?
A: When you decide to do a short sale on your property there is a $350.00 charge with the application. This is the only money that you will be required to pay for us to negoitate the short sale with your lender.
Q: Do I have to keep making payments while the short sale process is being completed?
A: It is always best to make your monthly payments while you are in the short sale process. If you continue to make your payments during this process it will help you maintain a better credit rating. If you can't make your payments you should always talk with your lender to work other options out while the process is being completed.
Q: I believe that I need to short sale my property, how can I get more information?
A: If you feel that you need to short sale your property, it is always best to speak with your current lender to find out your options and if they will work with you on a short sale. There may be other options under the "Hope for Homeowners" which your lender may be able to restructure your loan and payments to help you stay in your home.
